This month’s openings span from Italy to Australia, with a mix of heritage revivals and first-time debuts. Milan welcomes The Carlton, Rocco Forte’s ode to the city’s design legacy, while Vienna sees Mandarin Oriental arrive in a restored Art Nouveau courthouse. Florida’s Gulf Coast gets its first Four Seasons with the reimagined Naples Beach Club, and Sydney celebrates the country’s inaugural 25hours Hotel in Paddington. Consider this your cheat sheet to fall’s biggest openings.

Opening November 6, 2025, The Carlton is Rocco Forte’s second Milan address, set between Via Senato and Via della Spiga in the city’s fashion district. Designed by London duo Paolo Moschino and Philip Vergeylen—celebrated for their glamorous, residential style—the spaces layer plush furnishings and sharp geometric accents with traditional detailing, channeling the spirit of a modern Milanese home. With just 71 rooms and suites, a restaurant, cocktail bar, and a hidden garden, the hotel is intimate by design, with the Irene Forte Spa adding another layer of retreat, complete with nature-inspired treatments, a fitness studio, and a beauty salon. Rocco Forte calls it ‘an ode to Milan’—a love letter to the city’s design heritage and modern spirit.

Naples Beach Club, A Four Seasons Resort

Opening October 2025, Naples Beach Club reimagines a Gulf Coast classic as Four Seasons’ first resort on Florida’s west coast. Set on 1,000 feet of white sand in Old Naples, the 220 rooms and suites feel residential in style, with carved teak details, sea glass chandeliers, and playful pops of flamingo pink or periwinkle lacquer. Dining is a highlight: The Merchant Room from James Beard Award–winner Gavin Kaysen joins refreshed favorites HB’s (the only true beachfront restaurant in town) and the Sunset Bar, still the spot for golden-hour cocktails. Market Square hums with shops, a bowling alley, and a private cinema, while the two-level Sanctuary Spa offers a rooftop lap pool, thermal circuit, and fitness program by celebrity trainer Harley Pasternak. Add two pools, a Tom Fazio–designed golf course debuting in 2026, and even a Hinckley picnic boat for sunset sails—it's Naples at its most elevated.

Mandarin Oriental, Vienna

Opening October 20, 2025, Mandarin Oriental makes its Austrian debut in Vienna’s First District, tucked along peaceful Riemergasse just steps from the Ringstrasse. The hotel takes over a 1908 Art Nouveau courthouse by architect Alfred Keller, restored to preserve its heritage flourishes while layering in Mandarin’s signature polish. Inside are 138 rooms and suites, marrying soaring ceilings and period detail with contemporary Viennese design. Le Sept, the flagship restaurant from Austrian chef Thomas Seifried, anchors the dining. The Spa at Mandarin Oriental adds an indoor pool and seven treatment rooms, while the overall effect is classic Vienna—historic grandeur softened by Mandarin’s understated luxury.

25hours Hotel Sydney The Olympia

Australia gets its first 25hours Hotel in October 2025, as The Olympia opens in Paddington, one of Sydney’s most character-filled neighbourhoods. Housed in a onetime theatre, the 109 rooms channel archetypal film characters—“Dreamers” and “Renegades”—layered with bold detailing, heritage flourishes, and art by local creatives like Sydney’s own Kubi Vasak. There are four food and drink venues that ensure there’s always a scene in-house, including an all-day rooftop bar with a 1960’s Hollywood vibe. Step outside and you’re in the thick of Paddington’s boutiques, cafés, and galleries, with the CBD just 10 minutes away. Known across Europe for design-driven hotels with a playful streak, 25hours brings that same irreverent spirit to Sydney. The Olympia is set to become a neighbourhood hangout as much as a base for exploring the city.
