Set directly on Snowmass Mountain’s Fanny Hill run, Timberline is a true ski-in/ski-out property in the most literal sense—you’re on the slopes within seconds.

The property is made up of 83 individually owned condo-style units spread across five buildings, all managed with a hotel-style approach. That distinction matters. You get the space and layout of a full residence, but with amenities and service layered in—something most condo properties simply don’t offer.

Built in the 1970s, Timberline leans into that classic Colorado mountain feel, but it’s actively evolving. Exterior renovations are underway across the property, with three buildings already completed and the remaining two scheduled for completion by next winter.

This is one of those places where the value isn’t in being the newest—it’s in how well it functions for a ski trip.

Timberline offers a wide range of unit types—from studios and studio lofts to three-bedroom-plus-loft layouts that can sleep up to nine.

What makes this special is its livability. Full kitchens (not kitchenettes), dining tables, living rooms with fireplaces, and balconies—it’s designed for real time spent together, not just sleeping between ski days.

  • Standard: Older units with more dated finishes—best for budget-driven stays.

  • Deluxe: A strong middle ground with partial updates and solid overall value.

  • Premier: Fully renovated units (rolling out), with a noticeably more modern, elevated feel

Knowing where to land here makes all the difference. I typically guide clients toward Deluxe or Premier depending on priorities—especially for longer stays where the upgrade is felt daily.

One detail worth calling out: only a handful of units have an in-unit washer/dryer. If that matters, request it early—it doesn’t cost more, but availability is limited.

Also note for studio lofts: great value and views, but loft ceilings run low—something to flag for taller guests.

This is one of those places where families and groups naturally fall into a rhythm. Ski, come back, regroup, head out again, or stay in. No friction, no overplanning.

Timberline layers in just enough to make the experience easy without overcomplicating it.

  • The Edge Restaurant & Bar (open afternoons into evening) gives you a convenient, on-property option for après or a casual dinner.

One of the biggest differentiators here is daily housekeeping—something you rarely see at condo-style properties. It’s a small detail that makes the stay feel significantly more elevated.

You also have Incline Ski Shop delivering rentals directly to the property, which removes one of the more tedious parts of ski travel entirely.

Timberline is a property where timing and unit selection matter. Winter stays typically require a 5-night minimum, especially during peak periods. Holidays and President’s Weekend book quickly, so planning ahead is key. There’s also a strong early booking incentive for longer stays, which is worth building your dates around if you have flexibility.

Because units are individually owned, you’ll want to review photos or work with someone who knows how to guide you into the right category. That’s where the experience really shifts.

  • Request in-unit washer/dryer early—very limited inventory.
